1. Scope of Agreement

These Terms and Conditions govern the relationship between Ghurfati Ltd (‘the Agency’) and Landlords and Tenants. By engaging our services, you agree to these terms in full.

2. Assured Periodic Tenancies

In accordance with the laws of England, effective May 1, 2026, all new private tenancies operate under Assured Periodic Tenancies, replacing the previous Assured Shorthold Tenancies. These operate as open-ended agreements with no fixed end date, and tenants can terminate the tenancy at any time by providing a two months’ notice.

3. Services Provided

Ghurfati Ltd provides property management and sub-letting services throughout the UK, with core operations in London and Manchester. We specialize in room-based accommodations and AST/Short-let management.

4. Licensing & Compliance

3.1 HMO Licensing: It is the sole responsibility of the Landlord to ensure that the property holds any required HMO (House in Multiple Occupation) or Selective Licenses. Ghurfati Ltd does not provide licensing application services.

3.2 Safety Certificates: The Landlord must provide valid Gas Safety, EICR, and EPC certificates before any tenancy begins.

5. Zero Tenant Fees Policy

In accordance with our company policy and the Tenant Fees Act, Ghurfati Ltd does not charge tenants any administration or application fees. Our ‘Simple-Step’ process ensures swift viewings and contract signings at no cost to the applicant.

6. Maintenance & Repairs

Repair and damage issues will be handled as per the specific clauses in the signed management agreement. Ghurfati Ltd acts as a facilitator; final settlements for repair costs and damages shall be resolved through mutual discussion between the Landlord and the Agency/Tenant.

7. Deposit Protection

All tenant deposits are registered and protected under the Tenancy Deposit Scheme (TDS). Ghurfati Ltd complies with all statutory requirements for the handling and return of security deposits.

8. Professional Memberships

Ghurfati Ltd is a registered member of the Property Redress Scheme (PRS) and the Information Commissioner’s Office (ICO). We are currently in the process of finalizing Client Money Protection (CMP) registration.
